Architectural Design + Project Management & Consultation +

Party Wall Surveyance + Contract Administration

studio:Z:architecture, founded by Architect Zaheer Varyawa (BA(Hons), MArch, ARB), is a rapidly developing architectural practice with a strong ethos rooted in the value of thoughtful, well-considered design within the built environment.

In a relatively short period, studio:Z:architecture has established an eclectic and varied portfolio, working with both private and developer clients across a range of high-end residential and commercial projects. Our experience spans multi-million-pound bespoke homes and sensitive refurbishments through to multi-storey residential and office developments.

The practice delivers services across all stages of the RIBA Plan of Work, from initial brief development and concept design through to technical delivery, construction, and final handover.

Alongside this, studio:Z:architecture has recently expanded its presence within the cultural sector, developing proposals for mosques and temples across London and the South East, where design quality, community engagement, and contextual sensitivity are paramount.

Our expertise extends beyond design into project management, supported by a strong track record of collaboration with highly skilled consultants. This integrated approach provides clients with a reliable and informed service throughout the life of a project.

The practice also has the relevant skills, knowledge, and experience to undertake the role of Building Regulations Principal Designer on both Higher-Risk Buildings (HRBs) and non-HRB projects. We have a clear and practical understanding of the Building Safety Act, the CDM Regulations, and the latest updates to the Building Regulations and Approved Codes of Practice, enabling us to navigate compliance with confidence.

At studio:Z:architecture, we believe in delivering projects that are design-led, exploratory, and commercially aware—balancing creativity with technical rigour and budget responsibility.
